How much does a roof repair cost?
Roof repair costs will vary depending on which part of your roof needs to be repaired. Replacing a couple of shingles will be less expensive than say a chimney repair.
Should I choose to repair or replace my roof?
This is a question that doesn’t always have an easy answer, but there are a few good barometers to help make this decision. The first is how often the roof leaks. If a leak pops up for the first time and there are no other issues, then repairing the roof is a reasonable option. On the other hand, we have seen roofs that seem to leak every time it rains or shingles blow off every time the wind blows. In these cases, replacing the roof is the better option. Another way to determine if you should repair or replace your roof is to compare the cost of the repair versus replacement. Considering the two estimates can really help you make that decision. Lastly, if you’re concerned that your roof might not endure the next storm and you’re losing sleep over that possibility, then replacing your roof is the better option.
How long does a roof repair take?
Basic roof repairs include replacing blown-off shingles, installing an emergency tarp, or performing standard maintenance work. These can take just a couple of hours. Large repairs that include chimneys or repairing large sections of the roof can take up to a day. Some repairs can be completed the same day as your initial appointment; other repairs need to be scheduled for a later date.
What are some common mistakes when repairing a roof?
The most common mistake that we see is caulking or using a spray on the leaky area. While it is possible to fix a leak this way, in most cases, the leak resurfaces later on.
Once things are caulked or sprayed, it is hard to determine exactly where the leak is coming from. Because we have to remove all the caulking or spray that was initially applied, we often have to repair a much larger area than would have been necessary had the repair been completed without these materials the first time. Fixing the leak properly the first time will save you time and money, not to mention stress.
What areas on a roof are prone to leaking/needing a repair?
Chimneys,valleys, walls, and roof vents as well as areas where pipes go through the roof are most susceptible to leaks. When having a new roof installed, ask questions about how these areas will be addressed. What products are being used? Are the flashings getting replaced? Choosing the right shingle to meet your needs is necessary. More importantly, however, is addressing these weak spots.
