How often should I have my roof inspected?
Newer roofs (<10 years old) may not need to be inspected unless there appears to be some type of issue–maybe flashing is sticking up; you’re noticing a lot of granules around your downspouts after it has rained; or you suspect damage from a recent storm. After 10 years, it’s reasonable to have the roof looked at every 2-3 years.
What is looked at when a roof is inspected?
The condition of the shingles is the most important item we look at during the inspection. The sun here in Oklahoma wears the shingles down quickly, so we examine the shingles to see if they are becoming brittle, are cracking, or are losing granules. Next, we look at the flashings, which include chimney flashing and pipe flashing. We want to see if the seals are cracking or if the flashing is starting to rust. When inspecting these items, we are also looking to see if hail or wind damage is present. This may or may not be important based upon the reason you are having the roof inspected, but we are here to provide you with all of the information so you can make informed decisions.
What if an issue is found during a roof inspection?
If an issue is found, we’ll simply provide you with photos as well as an estimate to repair or replace the roof if needed. If hail or wind damage is detected, we give our recommendation about filing a claim. Filing a claim will always be your decision.
